Who we are

Hauscope (“Hauscope”, “we”, “us”) is a service provided by Useful for Humans Limited, a company registered in England and Wales (company number 17091076), and provides free property intelligence for people buying and selling homes in the UK. For the personal data described in this policy, Useful for Humans Limited is the data controller. Our registered office is at Unit 82a James Carter Road, Bury St. Edmunds, IP28 7DE, United Kingdom.

We are registered with the UK Information Commissioner’s Office (ICO) under registration reference ZC200994 (ICO reference 00014841004). You can reach us about anything in this policy — including a request to access or delete your data — at hello@hauscope.com.

What we collect, and when

We only collect personal data when you give it to us or ask us to do something with it. In detail:

When you analyse a property

You paste a property link and we build a report. The property is looked up and the report is produced on our servers — the analysis does not run in your browser. At this point we don’t need any personal details from you: the only input is the property link. We keep a record of the property that was analysed (its address, asking price and our report) so the service works and improves; this record is about the property, not about you.

When you ask us to send you a report, PDF or price alert

If you ask us to email or text you a report, download a PDF pack, or set a price alert, we collect the email address and/or mobile number you give us, together with the property and report you asked about. We use these to send you what you requested. Report PDFs are generated on our servers and stored briefly so we can deliver them.

When you value your home

Our Value My Home tool uses the property address and postcode you enter to build a valuation, and can text or email the result to the mobile number or email you provide. If you choose to be introduced to an estate agent (see below), we also keep your name and contact details for that purpose.

When you use the Movers Pack or our calculators

For the Movers Pack we collect your first name, email, postcode and your move details so we can send you a personalised pack. Our mortgage, stamp-duty and affordability calculators work entirely in your browser — the figures you type are not sent to us unless you choose to email yourself the result or ask to be introduced to a broker.

When you ask to be introduced to a mortgage broker

If you opt in to a broker introduction (see the dedicated section below), we collect the contact details you provide and — if you used the affordability calculator — the income, deposit and affordability figures you chose to share, so the broker can help you properly.

When you contact us or become a partner

If you email us or use a contact form, we keep your message and details to reply. If you sign up as a partner (a broker, estate agent, surveyor or conveyancer), we collect your business and contact details and manage your subscription — see “Payments” below.

How we use your information

• To provide what you asked for — building and sending reports, PDFs, valuations, packs and alerts. (Lawful basis: performing the service you requested.)
• To introduce you to a mortgage broker or estate agent, but only when you actively opt in. (Lawful basis: your consent.)
• To send you service messages and, where you’ve agreed, reminders or marketing about Hauscope. (Lawful basis: your consent, or our legitimate interest in keeping you informed. Every marketing email has an unsubscribe link.)
• To run, secure, measure and improve Hauscope, and to prevent fraud and abuse. (Lawful basis: our legitimate interests.)
• To measure our advertising with the Meta pixel — only if you accept it. (Lawful basis: your consent.)

We never sell your data

We never sell your personal data — not to brokers, estate agents, lead-generation platforms, advertisers or anyone else. The only time we share your contact details with a partner is when you actively ask us to introduce you, and then only with the single partner who covers your area. This is consistent with what we say across the rest of the site: one partner, never a panel, never sold on.

Introductions to a mortgage broker

Getting introduced to a mortgage broker is optional. If you tick the consent box on a report, in the affordability calculator, or on the Find a Broker page, we share the details you gave us with the one mortgage broker who covers your area. You’re introduced to a single broker — never a panel, an auction or a call centre. The details we pass on can include your name, phone number, email, the property you’re looking at, and (if you used the affordability calculator) the income, deposit and affordability figures you entered, so the broker can help you properly.

These brokers are independent, FCA-regulated firms, and most partner with us on a paid monthly subscription for exclusive placement in their area. Hauscope is not a mortgage broker, lender or adviser, and does not give mortgage or financial advice — we simply make the introduction. We only share your details when you opt in. The consent box is never pre-ticked; if you don’t tick it, nothing is shared, and we record the fact and time of your consent as a record of your choice.

Introductions to an estate agent

When you value your home, we may offer to introduce you to a local estate agent. This is a clearly-labelled yes/no question, and neither answer is pre-selected. If you choose yes, we share your name, contact details and property with one local partner estate agent covering your postcode, so they can contact you about selling — one agent, never a panel. We record the exact wording you agreed to and the time you agreed it. If you choose no, we do not introduce you to an agent; we may still keep a record of your valuation enquiry so we can respond to you and improve our estimates.

Creating your Hauscope account

When you ask us to email or text you a report or PDF, we may set up a free Hauscope account for you in the background, using your email address, so you can return to your saved reports. You don’t have to use it, and you can ask us to delete it at any time.

Shareable analyses

When a property is analysed, we may create a shareable web page and a PDF for that property, containing the public property details and our analysis. These are about the property and do not contain your name or contact details. Downloadable PDFs are stored briefly and then automatically deleted.

Who we share data with (our providers)

We use a small number of trusted service providers to run Hauscope. They only process your data on our instructions, for the purposes above:

• Supabase — our secure database and hosting for the information described here.
• Resend — sends our emails (reports, PDFs, confirmations, alerts). If you unsubscribe, we suppress your address from future sends.
• Twilio — sends the text messages you ask for (for example, a report link or valuation by SMS).
• Stripe — processes partner subscription payments. Buyers don’t pay, and we never see or store card details.
• Vercel — hosts the website and provides privacy-friendly, cookieless usage analytics (see below).
• Meta (Facebook) — its advertising pixel, which runs only if you accept it (see below).
• Mapbox and Google — display maps, street imagery and web fonts, and help look up addresses. Because maps and fonts load directly in your browser, these providers may receive your IP address.
• The mortgage brokers and estate agents you ask to be introduced to, as described above.

To build a report we also look up public information about the property (not you) from sources such as HM Land Registry, the EPC Register, Ordnance Survey/OS postcode data, and public flood, crime and amenity datasets.

Cookies, analytics and the Meta pixel

Meta (Facebook) pixel — only with your consent

We use the Meta pixel to measure how well our advertising works. It does not load, and sends nothing to Meta, unless you press “Accept” on our cookie banner. You can decline and it stays off, and your choice is remembered in your browser so we don’t keep asking. If you accept, the pixel may set cookies and share your activity on our site and your IP address with Meta.

Vercel Analytics — always on, but privacy-friendly

We use Vercel’s cookieless analytics to count page views and understand general usage (such as device type, country and referring site). It doesn’t use tracking cookies and doesn’t identify you individually.

Maps and fonts

Some pages load maps (Mapbox), street imagery and web fonts (Google) directly in your browser so they display correctly, which means those providers may receive your IP address. Property maps and street images are requested using the property’s location, not your identity.

International transfers

Some of our providers (for example Resend, Twilio, Meta and Google) may process data outside the UK. Where they do, they rely on recognised safeguards such as the UK Addendum to the EU Standard Contractual Clauses to protect your information.

How long we keep it

We keep your personal data only for as long as we need it for the purposes above, or until you ask us to delete it. Downloadable report PDFs are removed automatically after a short period. Marketing emails always include an unsubscribe link, and once you unsubscribe we add you to a suppression list so we don’t email you again.

Your rights

Under UK data protection law you have the right to:

• ask for a copy of the personal data we hold about you;
• ask us to correct it if it’s wrong;
• ask us to delete it, or to stop using it;
• withdraw your consent at any time (for example to broker or estate agent introductions, or the Meta pixel);
• object to processing based on our legitimate interests; and
• ask us to transfer your data to another provider.

To exercise any of these, email hello@hauscope.com. If you’re unhappy with how we’ve handled your data, you can complain to the ICO at ico.org.uk, though we’d appreciate the chance to put things right first.

Security

We take reasonable technical and organisational measures to protect your information, and we limit access to it to what’s needed to run the service. No system is ever completely secure, but we work to keep your data safe and to act quickly if anything goes wrong.

Changes to this policy

We may update this policy as Hauscope grows or the law changes. When we do, we’ll update the date at the top of this page.
