How much below asking should you offer in the UK?

There is no universal discount that works on every home. Better offers come from a structured view of fair value, seller pressure, and demand in that micro-area.

Start with value evidence

Use sold comparables and property condition to estimate a fair value range. Your opening offer should usually sit inside that range unless there are major risks to price in.

Adjust for seller pressure

A long listing period, prior price cuts, or weak local liquidity can justify a lower first offer. A new listing in a tight market often needs a stronger opening position.

Leave room to negotiate

Set an opening offer that can move, but decide your maximum sensible price before speaking to the agent. This helps you negotiate calmly and avoid emotional bidding.
